If it's written on the plan,
why trace it again?

Architects write every key dimension on the plan — because that written number is the legally binding source of truth. Takeoff software ignores it and makes you re-measure the same dimension by tracing pixels on a screen. Vestimate skips the middleman.

Zero calibration. Zero drift.

Every takeoff tool forces a calibration step — click two points, declare a distance, and hope you're accurate. One pixel off and every measurement in your estimate is wrong. On scanned PDFs it's worse: corner-snap fails and you're eyeballing. Vestimate has no calibration step. The plan says 5.00m — you type 5.00m.

Revisions in seconds.

Most projects go through 3–5 drawing revisions before groundbreaking. In takeoff tools, each revision means re-upload, recalibrate, retrace — the full session again. In Vestimate, a revision is one updated number. The BOM recalculates instantly. Nothing else changes.

vs.
Vestimate vs. takeoff software

Takeoff tools were built for offices with junior estimators who need to re-verify everything from the PDF. Vestimate was built for the architect, designer, or site estimator who already knows the plan — and just needs the math done fast, correctly.

WHO IT'S FOR

Built for people who can read a plan.

No PDF tracing. No calibration steps. Just the dimension from the drawing, the formula engine, and a complete BOM.

Solo Architect · Designer

You designed the space. You know every dimension. Stop re-tracing your own drawings — type the numbers, get the BOM, send the proposal.

Branded PDF out in one sitting
Contractor · Builder

No enterprise software with a 3-day learning curve. Input your scope from the plan, get a professional BOQ with labor and markup, export the bid.

Government BOQ format included
Site Estimator · QS

Have a measuring tape, a notebook, and a client deadline? That's enough. Input scope from site, get the material takeoff, share a link or export XLSX.

The plan already has
the answer. Trust it.

Estimating takes too long regardless of your tool. Excel users rebuild the same formulas every project. Takeoff users re-trace every drawing revision. Everyone copies numbers from one place to another. Vestimate ends that loop — the dimension is already written on the plan. Just type it once.

The Written Dimension

In construction law, written dimensions override scaled measurements. Vestimate uses the number the architect typed — not a pixel the estimator clicked. No scaling errors. No mouse-slip. Just the truth.

No Calibration. No Upload.

Takeoff apps require uploading a PDF, calibrating a digital ruler, then tracing every wall. One pixel off on a 1:100 drawing means a massive material error. Vestimate skips all of that — you already read the plan, just type the number.

Built for the Designer-Builder

This isn't for the junior estimator who needs to trace lines to feel confident. It's for the expert who can read a plan in seconds and just needs the math done fast — cleanly, without software that treats your expertise as optional.

1.2%
Variance vs expert manual estimate

On a tested 200 sq.m industrial concrete building — Vestimate Smart Calculators vs a professional hand-estimate, same scope, same materials. Variance: 1.2%. Industry standard tolerance is ±15%. For complex or irregular structures, professional QS review is always recommended.

Solo Architects & Designers

You drew the plan. You know the numbers. Skip the tedious re-tracing. Get a renovation quote done in one sitting — a full multi-trade BOQ before end of day.

Small Contractors & Builders

No need for enterprise software with a 3-day learning curve. Get a professional, branded quote out in one afternoon without touching a spreadsheet.

Renovators & Site Estimators

Have a measuring tape, a notebook, and a client waiting? That's all Vestimate needs. Input your scope, get your BOM, send the PDF.

"I didn't build this to replace the big corporate tools. I built it for the person who is tired of coloring in PDFs for 4 hours just to get a number they already read on the plan in 4 seconds."

What it does A blank sheet — you build the logic Converts clicks into a quantity list Applies built-in construction logic to your scope — quantities, waste factors, deductions, all done
Method Build all formulas manually Upload PDF → calibrate scale → trace walls Read the written dimension → type it in → done
The calibration problem None One pixel off during calibration = every measurement in the project is wrong No calibration. No ruler. No drift.
Works on scanned PDFs? N/A No — snapping requires clean vector PDFs. Scanned plans turn into pixel-guessing. Yes — any plan, any quality. Even a napkin sketch.
When the plan is revised Update your formulas manually Re-upload, re-calibrate, re-trace every changed element. Full session, every revision. Update the changed dimension. BOM recalculates instantly. Nothing else to touch.
Source of truth Whatever formula you wrote The scale of the PDF (subject to calibration error) The written dimension — the legally accepted truth in construction
Speed Slow — you build the math Medium — upload, calibrate, trace, then calculate Fast — scope in, BOM out. No file, no ruler, no waiting
Best for Those who enjoy building spreadsheets Large firms with clean CAD-exported plans and time to burn Architects, designers, and contractors who know their project and want accurate estimates fast
Formula maintenance Every project — rebuild or update formulas as specs change Not applicable — quantities come from tracing Zero — 22 trade formulas are built in. They never change.
Room-by-room input Manual — you set it up yourself Yes — measured from the PDF plan Yes — name each room, enter L × W. Floor area and wall perimeter auto-calculate.

"

"I have a degree in architectural drafting and 15 years as a graphic designer. I built Vestimate because I got tired of software that treated my plans like coloring books. If you can read a dimension off a plan, you don't need to re-measure it with a shaky digital ruler. You need a tool that respects your intelligence — and sends a beautiful PDF to your client."

Things people ask.

Does it work offline?
Yes, fully. Vestimate is a desktop app — your data is stored on your own machine in your Documents folder. Internet is only needed for AI features, price sync, and license verification. You can build and export complete estimates with zero connectivity.
What is the Government BOQ export?
Vestimate generates a standard government Bill of Quantities with auto-computed OCM, Contractor's Profit, VAT, and Approved Budget for the Contract (ABC). The default template follows DPWH-INFR-17 (Philippines) and is adaptable for other markets. Pro feature.
Are material prices built in?
Yes. The built-in library covers common construction materials — cement, rebar, masonry blocks, sand, gravel, roofing, paint, tiles, and more. Base prices are fully configurable for your local market and currency. Update them via AI Price Sync or manually from supplier quotes.
Can I put my company logo on the PDF?
Yes, on Pro. Upload your company name, logo, and contact details in Settings → Brand & Company, and they appear on every PDF export. Free exports include a Vestimate watermark.
What is the one-time purchase — is it a lifetime license?
Yes. The $349 one-time purchase gives you a perpetual Pro license — no subscription, no monthly billing. You own that version of the app forever. That's less than 2 years of monthly billing. Major future versions may require an upgrade, but what you purchase never expires.
Do I need an Anthropic or Groq account for AI features?
You bring your own API key. Groq is free — create an account at console.groq.com and get a key in minutes. Anthropic Claude is a paid API but produces higher accuracy for complex estimates. Both are optional; the core app works without AI.
How accurate is Vestimate compared to a professional quantity surveyor?
Vestimate Smart Calculators have been tested at 1.2% variance against a professional manual estimate on the same scope — a full 10-trade BOQ for a 200 sq.m industrial concrete building. For straightforward residential and commercial projects using standard construction methods, results are consistently within industry tolerance. For complex, highly irregular, or seismically critical structures, professional QS review is always recommended for bank submissions or government procurement.
Can I input rooms individually or only total floor area?
Both. The Rooms & Zones panel lets you add each room by name, length, and width — Vestimate calculates total floor area automatically and suggests an outer wall perimeter based on the room layout. For quick estimates, you can also type the total floor area and perimeter directly.

Your next estimate
shouldn't take all day.
